众创空间独角兽WeWork的业务是如何运转的?

作为全球众创空间模式的开创者,WeWork 2016年才进入中国,当时创始人Adam Neumann亲自来到上海延平路的WeWork,并与会员们握手致意:“做你热爱的事。”据说会员们都热情高涨,但即便如此,还是少有人看好WeWork在中国市场的发展——延续了美式高端租赁与价格模式,WeWork平均工位月租超过3000元,要高出国内同行三分之一。

相比美国市场,中国市场就像另一个时空。美国公司往往有一种“自信感”,希望用一种模式全球扩张,但中国市场似乎具有一种力场,会让一切漂洋过海而来的商业模式瞬间变形。很多在国外公司拥有运作良好的商业模式,看起来并不比中国同行差,但都在中国遇挫。

事实也如此,虽然被软银投资44亿美元后,WeWork成为全球第五大独角兽,但经过一年多发展,WeWork中国只在北京、上海和香港三地有13个办公地点,而比其晚5年成立的优客工场已在全国30个城市设有超过一百个共享办公空间。

我们有两个选择,自己着手实施本土化战略,或者求教真正的中国专家该怎么做。” Adam选择了后者。除了之前选择弘毅投资和联想控股成为其投资人,今年4月12日,WeWork以4亿美元(约25亿人民币)的价格收购了裸心社(可阅读虎嗅文章《裸心社是怎么“裸掉一半”的?》),并宣布与冯氏集团、弘毅投资正式签约,要将其个性化上门定制及运营解决方案“Powered by We”落地中国。

据了解WeWork在中国的新增成员中,有超过30%都属于大企业成员(即雇员数量超过1000人的公司)。但不止WeWork,其在中国的对手也都完成了一轮军备竞赛:今年1月,氪空间完成6亿元人民币的融资,被称为是国内联合办公行业最大单笔融资记录;优客工场完成对另外3大办公空间的并购后,已在35座城市布局160个联合办公空间,管理面积超50万平方。
